2011 / 2012 Season Pricing Includes accomodation for up to 40 people: Spring Season Pricing (May 5th to June 9th):
Summer Peak Season Pricing (June 10th to September 6th):
Fall Season Pricing (September 7th to October 24th):
Schedule of Discounts: * Groups under 30 people deduct 6% from above pricing. All rentals are subject to 4.9% sales tax and 2% lodging tax. (Total tax 6.9%) $450 departure cleaning fee. $2,500 FULLY REFUNDABLE security deposit is required. CANCELLATION POLICY: A rental deposit of 50% of the rent payable with respect to this agreement is required to book a date. Such rental deposit is 100% refundable if cancellation is within 30 days of reservation (receipt of deposit), 75% refundable if cancellation is 180 or more days prior to rental, 50% refundable if cancellation is 120 or more days prior to rental, 25 % refundable if cancellation is 90 days or more prior to rental. Final payment for all rents, taxes and fees is due 90 days prior to rental date. Cancellations within 90 days are non-refundable. Written notice to Lessor of cancellation is required. Red Rock Ranch is a private property, not a commercial entity. All rentals are considered short-term vacation rentals. RELEASE OF LIABILITY Requirement: A signed Release of Liability form is required for all persons, over the age of 18, staying on the property. Red Rock Ranch is a private property, not a commercial entity. All rentals are considered short-term vacation rentals. Ranch Retreats LLC contracts with one entity for rental of the entire property. The rental contract specifies a maximum number of people and a maximum number of days - for one rental rate. - Red Rock Ranch is not responsible for weather related cancellations. |
